Dutch logistics take-up volumes continued to climb in the second quarter, bringing YTD volumes closer to volumes reached in H1 last year. In H1 2024, approx. 1.2 million sq. m. was leased, which is 3% below volumes reached last year.
Warehouse vacancy has increased slightly from 2.6% in Q1 to 2.8% in Q2. Vacancy remains historically low but has increased slightly from last quarter as new (speculative) projects hit the market, mostly in B/C grade areas. New developments account for 53% of total supply this quarter.
The investment market is continuing its path to recovery with YTD investment volumes up 23% from volumes reached in the same period last year. Investor confidence has returned as foreign capital increased by 10%.
