Dutch logistics leasing activity was more muted in Q3, reflecting persistent caution amongst occupiers as economic challenges continue. YTD leasing volumes reached 1.6 million sq.m., down 15% from last year.
Warehouse vacancy continues its steady climb, standing at 3.0% at the end of Q3. However, warehouse space remains scarce in certain logistics hotspot regions such as Rotterdam, Noord-Brabant, Eindhoven and Venlo-Venray.
Investment activity improved further in Q3 with YTD investment volumes now reaching €1.3 billion. This is a substantial increase of 55% from last year. Furthermore, the market saw a slight yield compression of 5 bps in September, signaling a turning point for the market.
