JLL advises Valuepark Terneuzen on the sales process of the development and realisation of the Maintenance Valuepark in Terneuzen

Zeeland Seaports and Dow Benelux market a unique development project


​​Valuepark Terneuzen, a cooperation between the port company Zeeland Seaports and Dow Benelux, has started the sales process to acquire the development rights to a state of the art Maintenance Valuepark (‘MVP’). Developers, investors, building companies and operators, are offered the opportunity to develop a high-grade industrial park for maintenance and engineering services in the technology based industry. The MVP will arise next to the southern entrance and exit of the Westerschelde tunnel in Zeeland, bordering one of the largest chemical sites of Dow outside the United States, located in the heart of Western Europe’s largest chemical cluster, in the Dutch-Flemish Delta.  

The MVP is an initiative arising from the cooperation between several companies active in the maintenance and technology based industry, the municipality of Terneuzen, the port company Zeeland Seaports and a number of training institutes. The MVP is creating a unique ecosystem, with the maintenance function in the technology based industry as its central theme. Open innovation, new cooperation-led business models and a constant focus on knowledge renewal are the three levers for greater efficiency, better safety and improved reliability. The development of the MVP will further boost the attractiveness of the region as a one of a kind chemical and maintenance cluster in Europe. At the same time the participants in MVP profit from lower costs for the technology based industry as a whole, a longer lifespan for machinery and equipment and a better competitive position. As such, the MVP will not only become an important employer, the park will also stimulate young people to leverage the different opportunities offered by technical professions. 

The development
In the first instance the MVP offers room for: 
• a high-grade multi-tenant office building with Dow Benelux as the long-term anchor tenant;
• large and small-scale workshops and open-air storage space, where all the practical and storage are based for various maintenance companies that already expressed their concrete interest and 
• the development of a distribution centre. 

Valuepark Terneuzen has exclusively appointed JLL to act as their real estate advisor in the finance process of the real estate development of the MVP.
